This project transformed a dated layout into a bright, functional living space with a new family room addition, composite deck, and a fully renovated primary bathroom. The goal was to create a seamless connection between the existing home and the new spaces, improving everyday comfort while making the home more inviting for entertaining.
Family Room Addition & Composite Deck
To begin, we removed the existing deck and sunroom and installed temporary fencing to maintain a safe, organized jobsite throughout construction. The new family room addition was carefully integrated into the home’s existing structure and rooflines, creating a natural extension rather than an obvious add-on.
Inside, the family room is filled with natural light from five large energy-efficient sliding windows with UV protection. A vaulted ceiling enhances the sense of openness, while a 36" x 80" ProVia full-view exterior door with storm door provides direct access to the new 16' x 8' composite deck. The deck was built for durability and long-term performance, supported by Techno Metal Post® helical footings and connected to the yard with a new staircase for easy indoor–outdoor living. Below, the existing doghouse basement entrance was redesigned with a shed-style roof to match the home’s architecture and improve overall curb appeal.
Primary Bathroom Remodel
The primary bathroom was completely gutted and reimagined, with fixtures thoughtfully maintained in their original locations to preserve efficient plumbing while allowing for a significant aesthetic upgrade. The result is a space that feels both refined and practical.
The custom walk-in shower features MSI Praira Carrara matte wall tile, a 12" x 20" double-shelf niche with bullnose edges, and an Oatey Designline stainless steel linear drain paired with MSI Arabescato Venato white herringbone floor tile. A corner shelf and Moen Gibson shower fixtures with a pressure-balanced valve provide both style and function.
Custom Waypoint 570 Painted Harbor cabinetry—including the vanity, medicine cabinet, toilet topper, and tall cabinet—provides ample storage. A bronze-level quartz vanity top adds durability and elegance, while a Kraus Elavo vitreous china vessel sink with pop-up drain completes the look. Hardware Resources Sutton Square 96mm handles and a Vigo Linus bathroom faucet in satin nickel add a clean, modern touch.
For comfort and performance, the bathroom includes an American Standard Cadet 3 round-front toilet with concealed trapway, EverClean® surface, PowerWash® rim, and a right-height bowl with slow-close seat. All bathroom accessories—including shower rod, pivoting toilet paper holder, towel bars, towel ring, and hooks—are from the Delta Lahara® collection, providing a cohesive, stylish finish throughout.
