This Marlborough, MA dormer expansion and bathroom remodel transformed an underutilized upper-level half bath into a bright, fully functional bathroom by extending the existing dormer and reworking the roof structure. The project required careful coordination of structural modifications and finish work to ensure the new space felt original to the home while significantly improving comfort and usability.

To begin, the existing dormer’s roofing, siding, and trim were removed, and the roof was cut according to final architectural plans to allow for the new dormer extension. The dormer was framed to integrate seamlessly with the home’s roofline, followed by the installation of new drip edge, ice and water shield, vapor barrier, and roofing woven cleanly into the existing shingles. New exterior trim was installed to match the home’s original style, and a ProVia tempered glass window was added to bring in natural light while meeting all current building code requirements. Once the dormer structure was completed, new siding was installed to blend seamlessly with the rest of the exterior.

Inside, the expanded footprint allowed for a complete bathroom redesign with a more functional layout and refined finishes. The vanity features Waypoint cabinetry in the 410F door style with a Maple Rye finish, topped with a Carrara Bologna quartz countertop for a timeless, polished look. Emtek Cadet mushroom cabinet knobs from the Mid Century Modern Collection add subtle character, while a Delta Kayra single-hole faucet provides a clean, modern profile.

The custom tile shower serves as the focal point of the space and is enclosed with a frameless sliding glass shower door in nickel with clear glass, creating an open, spa-like feel. Shower walls are finished in Durban White porcelain tile, accented with Renzo Jade picket tile, while the shower floor features San Giorgio marble art hexagon mosaic for texture and visual interest. Schluter Jolly edge trim in bright white anodized aluminum delivers crisp, finished transitions, and carefully selected grout tones keep the palette soft and cohesive throughout.

For performance and comfort, the shower is equipped with a Delta Kayra Monitor 17 Series dual-function pressure-balanced system with integrated volume control and In2ition hand shower. The bathroom also includes an American Standard Cadet 3 two-piece toilet with concealed trapway and EverClean surface, paired with coordinating Delta Kayra and Trinsic accessories to maintain a consistent, streamlined finish.

To complete the space, lighting was thoughtfully selected to enhance both function and atmosphere. A Generation Lighting Emile three-light vanity fixture illuminates the Kohler Essential circular metal-framed mirror, while polished white thresholds and refined details throughout the room tie the design together.
